We offer pre-purchase (general) home inspections in Pasco, Pinellas, Hillsborough and Hernando counties including the major cities of Tampa, Clearwater and St. Petersburg as well as Spring Hill, Hudson, Palm Harbor and Tarpon Springs. As the Buyer of a home, you want to know about all the systems in the home so there are no surprises. We can prevent surprises by doing a thorough examination of all the systems in the home. Your inspection will include the Exterior, Windows, Doors, Roof, Structure, Foundation, Interior, Appliances, HVAC, Electrical, and Plumbing Systems.
A Wind Mitigation Inspection is a brief but thorough inspection that will help determine whether your property can withstand winds and storms and thereby reduce your homeowner's insurance rates considerably (typically $500-$1,000 per year). Quantex will verify construction methods that create wind mitigation discounts from your insurance company. Windows in your home as well as doors are inspected to ensure they can withstand high winds. The roof and structure is then inspected with emphasis on sustainability in high winds. The inspection usually takes less than an hour but can save significant expenses later.
Since insurance companies typically have little or no detailed information for any particular property, they mitigate their risk by charging YOU the highest rate possible based on their assumption of a worst case scenario. A 4-point inspection performed by Quantex can greatly decrease your insurance rates.
Roof Condition Certification is also known as a Roof Certification. Quantex Home Inspections can perform a Roof Condition Certification inspection for you in all of Tampa Bay, Clearwater, St. Petersburg and all the surrounding areas and counties. The insurance company probably asked for this because they have no record of the age or condition of your roof. As with the 4 Point Inspection, we are looking primarily at the roof covering. There must be no visible signs of deterioration such as lifting, curling, missing or loose tiles or shingles.
We are now offering Infrared Thermal Imaging technology (FLIR) which will allow us to 'see' what the naked eye cannot. Such things as damp areas, leaking duct work, poor insulation, overheating electrical components, etc. are all revealed. No ordinary home inspector can offer this but we can offer this technology to you to provide you with yet another level of comfort as you move forward in the purchase of your new home. Just ask us when you book your home inspection!
